The number of Poles in Spain is growing. What determines the move?

Katarzyna Kołodziejska Katarzyna Kołodziejska |

The growing interest of foreign investors in real estate in Spain can be seen at every turn. Year by year, Poles are strengthening their position among foreigners who buy apartments or houses in this country. The latest data from Registradores de España shows that in the first quarter of 2025, Poles purchased 998 houses and apartments in Spain, improving the result from the same period last year by almost 25%. As a reminder, in 2024, our compatriots set another record by purchasing over 4.2 thousand apartments and houses in Spain, which improved the result from 2023 by as much as 36 percent - according to data from the same register. In turn, the Polish Ministry of Foreign Affairs estimates that currently as many as 85 thousand Poles live in this country.

What factors encourage Poles to move?

The popularity of the Spanish real estate market is influenced by a stable economy, investment potential, attractive prices, a good flight network and sunny weather. Spain offers stable and forecasted increases in property values, and the guaranteed, sunny weather for about 320 days a year encourages not only those looking for a holiday home, but in the face of the changing, post-pandemic labor market, also people performing their duties completely remotely. In addition, our clients appreciate the safety, greater distance from Russia and often decide to buy a second home abroad in the event of an escalation of the conflict on Poland's eastern border.

Moving to the sun

One of the main destinations is the Costa del Sol, or the sunny coast of Spain, located in its southern part. Although many cities and towns tempt foreign buyers with their offer, it is the Costa del Sol that has been considered a favorite in recent years both among tourists looking for sun and attractive views, as well as among people who want to buy a house or apartment in this place. And it is hard to be surprised - after all, each of us, experts at Dream Property Marbella, at some point in our path considered this place to be the best to live in and decided to move.

- Costa del Sol is a paradise for people who, like me, are heat-loving and need the sun for proper, everyday functioning. Our clients very often emphasize that the weather is the decisive factor when buying a property in Spain, but this is not the end of the advantages of this region. In fact, everyone will find something for themselves here. It is also an ideal place to live for water sports enthusiasts and the largest golf course in Europe. Within a radius of 100 kilometers there are as many as 70 courses. The cosy streets of Marbella, the yachts moored in Puerto Banús, the culture of Andalusia and the local culinary offerings – you cannot remain indifferent to this, says Tatiana Pękala.

Picturesque landscapes, excellent weather, beautiful beaches, prestigious resorts and a diverse real estate market attract investors. This is where you can find Andalusian country houses, modern apartments overlooking the Mediterranean Sea, exclusive villas and even the most magnificent estates in all of Spain.
